What affects a commercial cleaning quote?

Square footage matters, but it is only part of the work. These are the main differences that shape a commercial cleaning quote.

Size and layout

Two properties with the same floor area can take different amounts of work to clean. Separate rooms, multiple floors, narrow passages and closely arranged furniture affect how surfaces are reached. An open interior and a divided office should not be treated as identical.

Restrooms, kitchens and other heavily used rooms

Fixtures and room use matter alongside room size. A restroom used by customers throughout the day has different needs from a small staff-only restroom. Breakroom sinks, counters, tables and appliance exteriors add tasks that a floor-area figure alone does not describe.

Flooring and periodic work

Carpet, tile, resilient flooring and concrete need different cleaning methods. Routine vacuuming or mopping is distinct from extraction, stripping and waxing, or other periodic floor treatments. A quote should make clear which work is recurring and which is separately included.

Frequency and timing

The number of visits and the work assigned to each visit affect the quote. Service during business hours also differs from work after closing. These details describe the requested service; they are not a checklist you must complete before getting in touch.

Compare the work included

When comparing proposals, review the areas, tasks, frequency and periodic services together. A lower figure may cover a different amount of work. Supply responsibilities and service exclusions also deserve a clear place in the proposal.

Frequently asked questions

Do you publish a fixed price per square foot?

This guide does not publish rates. Pricing reflects the specific property and the cleaning requested.

Do I need exact measurements to request a quote?

No. Start with the information you have. Approximate size and the spaces you need cleaned are useful starting points.

Does a larger property always cost more?

Size is only one factor. Layout, fixtures, surfaces and the frequency of service also affect the work.
